Buyer Agency Agreement is hiring a buyer agent to represent you in a Real Estate transaction. We represent you the buyer and only you. The changes made allow buyers to hire and pay their agents a commission. You should anticapte to pay around 3% to a buyers agent.

4. Save Time in your search. We set up showings, deal with the paperwork, title, lenders, Sellers agents. We have a streamline process of how we operate to help transactions go smooth.
5. Advice given even if it's not what you want to hear. We advise and step aside, we point out potential issues with a property and become the source of the source to ensure the property you are buying is acceptable for you.
6. Assistance with inspections, closing, lenders and title. We help you find a quality home inspector along with other inspections (testing or more in depth inspections needed). We help assist with appraisals, title documents, navigating these areas so there are no last-minute issues.
7. We are here to ensure you understand every step in buying a home. We are an advocate and on your side. We help protect and guide you throughout the home-buying process.

Typically, between 30-45 days with a loan. Cash can be 5-15 days. It all depends on Seller and Buyers timeline.
We provide extensive information about the location of each property, including nearby schools, parks, crime and landslide maps, and amenities, to help you make an informed decision.

It depends. If you are just looking in areas to see what they are like or what type of homes Colorado Springs and the surrounding areas have, then no. Open houses are a great way to see homes, new builds and driving around neighborhoods.
If you do want to see a particular home, we do ask you have a pre-approval. We do take these requests case-by-case, call me to discuss in more detail as to why and if we can get you into a home.
I will never recommend waiving a home inspection along with any other inspections. It is a small fee to pay vs. investing in a home that ends up costing you more in the end. There are additional inspections I recommend besides the home inspection. We can discuss in more detail.

Absolutely! Colorado Springs offers many homes with stunning mountain views, they do come with a price tag. However, we can find a home that offers views within your budget.
Unpredictable at times. Summer weather runs from June to October. Winter months are from end of October to May. Our heaviest winter months are usually February and March, however, I have seen snow in May.
Warmer areas are Pueblo, Fountain, Widefield/Security to South parts of the Colorado Springs. You do get more snow in the Tri-Lakes, Northern and Western parts of Colorado Springs due to the higher elevation. Usually, the snow melts in a couple days and a lot of homeowners prefer a East or South facing driveway.
Yes, we do! I know not a question but a statement I hear a lot. We usually have around 300 days of sunshine and those mountain views! Of course we like to get out and you will too! We have access to mountains, trails, hiking, biking, camping all within and around Colorado Springs.
Tip from the Native - always have a jacket, sunscreen and water. It might be sunny out but freezing. Hiking in the mountains starts off sunny and hot but once in the shade of the trees, it can cool off pretty quickly. Wear sunscreen, we are closer to the sun.
Water is key here! Especially, if you aren't used to our elevation. Staying hydrated will help with the dryness and possible headaches.
